I don't want to give my home away....
I often hear seller's saying this in today's market. Of course you don't want to give your home away; no one does. In a buyer's you must be competitive. This means not only with your price, but with the condition of the home. I have added some tips below to help you with your sale.
- Look at comps and be realistic. If you home has the same square footage as another comparable property; but is located in a less desirable area, your home is not going to be priced the same. Understand that the market dictates your price. Many sellers think that their home is worth more than the comps. If a buyer is looking your home and a similar home in your subdivision that is listed for $10,000 less; which home do you think they are going to pick?
- Fix the items that you know need to be fixed now. Do not wait to see if buyers notice before you decide if you will fix it or not. You may have already lost a potential buyer.
- Curb Appeal is VERY important. Plant flowers, mow your yard and pull weeds. Even if landscaping is not important to you; it is to buyers.
- Leave while your home is being shown. I have never made an offer on a home where the seller stays for the showing. My buyer always rushes through the home trying to get out of the seller's way. A buyer cannot "picture" themselves living in a home when the seller is watching them.
- Do not get your feelings hurt. Agents give feedback to assist you in selling your home. It may not be what you would like to hear but it is what their buyers are saying about your home.
- Unclutter your home. Nothing is worse than opening a closet and everything following on top of the buyer. If you have outgrown your home then rent a storage unit. You do not want the buyer to assume that the home is going to be too small for them too.
